How We Work

DHN was founded in 2013 representing community association managers, and association work remains the foundation of the firm. Today our attorneys serve as general counsel for more than three hundred HOAs, condominiums, and community development districts throughout the Orlando metro and the I-4 corridor: ten Central Florida counties in all.

Boards hire us because we are responsive, plain-spoken, and accountable. We attend meetings, draft the resolutions, and answer the late-night manager email. We do it knowing that every decision your board makes lives in a public record that owners and successors will read.

Our work runs the full life-cycle of an association: from developer turnover and document amendment, through covenant enforcement, collections, and structural-litigation matters, to long-term governance counsel that keeps boards out of court when at all possible.

What We Do

Six core services
for every board.

Most engagements draw on more than one of these. That is the point of having a single firm cover the full association lifecycle.

01

Covenant Enforcement

Architectural reviews, fining hearings, and lien work that holds the line on governing documents.

02

Board Governance

Meeting protocols, committee structures, and conflict policies that keep boards operating cleanly.

03

Assessment Collection

Liens, foreclosures, and payoff coordination that recover what is owed without alienating owners.

04

Construction Defects

Milestone-inspection compliance, expert coordination, and developer-claim recovery for buildings needing major repair.

05

Developer Turnover

Document review, financial audits, and election support when control hands off to owners.

06

Document Amendments

Restating declarations, drafting new rules, and recording the changes the way Florida statute requires.

02 Investors

Real Estate
Investment

Strategic counsel for property investors, developers, and landlords, across multifamily, commercial, industrial, and mixed-use deals throughout Central Florida.

How We Work

After establishing the firm's community-association practice, founder Don Nguyen expanded into representing real estate investors, developers, and entrepreneurs, many of whom were already operating in the same Central Florida neighborhoods.

Today we represent individual investors, small funds, syndicates, REITs, and institutional buyers across the full life-cycle of an asset, from a single 1031 swap to multifamily syndicate sponsorship. Our work covers acquisitions and dispositions, due diligence and title curative, joint-venture and entity structuring, 1031 like-kind exchanges, and the long commercial leases that follow once an asset is online.

Clients come back because we are fast on the diligence, plain on the explanations, and comfortable on either side of the table: landlord or tenant, buyer or seller, sponsor or LP.

03 Founders

Business &
Entrepreneurs

Counsel for owner-operated companies and the founders behind them: leases, entity formation, and the contract work that keeps a business in business.

How We Work

Many of our clients are founders themselves: restaurateurs, retailers, contractors, professional-service firms, and real-estate-adjacent operators. We represent them with the same level of attention we provide to our largest institutional clients.

Most engagements start with a lease or an entity decision and grow from there. We negotiate commercial leases, draft operating agreements, review vendor and customer contracts, and handle the property-related disputes that come up when a business hits its second or third year.

Our partner Ryan Fong serves as general counsel to for-profit and not-for-profit organizations across Florida, and our team is set up to take ownership of a problem rather than punt it to a more expensive specialist firm.
